This major investment reflects our commitment to long-term quality and neighborhood pride. The Board of Directors continues to prioritize infrastructure needs and looks for creative ways to keep Loma Vista West a shining beacon in the greater community.
For over 50 years, we’ve provided comfortable, townhouse-style living in a peaceful, tree-lined neighborhood. With wide open green spaces, a seasonal pool, and a community clubhouse, Loma Vista West offers more than just a roof over your head—it offers a better way to live.
What Makes Our Cooperative Different?
At Loma Vista West, each member is a tenant-stockholder in the corporation. That means you own a share of the community—not just a place to rent.
Once your application is approved and the up-front fees are satisfied, you’ll begin paying a monthly amount called a carrying charge. These charges are typically much lower than comparable rent and include water, sewer, and trash services.
You’ll also enjoy tax advantages. In many cases, you can deduct the portion of your monthly payment that goes toward real estate taxes and mortgage interest—just like a homeowner would. (Exact deductions depend on your individual tax situation.)
Unlike traditional homeowners, you’re not personally liable for a mortgage, and you won’t spend your weekends on repairs. The cooperative’s Board of Directors retains a professional management firm that supervises the staff and maintains the property. Except for interior decorating, your home is maintained for you.
Included maintenance services cover:
Lawn and shrubbery care
Snow and trash removal
Outside painting and structural repairs
Plumbing and electrical systems
Appliances and major interior repairs
(unless due to negligence)
